FlexApp Contracting Project Management (CPM)

Control every construction contract, from variations and subcontracts to progress claims, retention and cost to complete.

In short

FlexApp CPM is a contracting project cost-control, billing and settlement app for construction contractors. It manages the main contract and variation orders, budgets by cost code, subcontracts and their cumulative claims, progress claims to the client, retention on both sides, and forecasts the cost to complete and final cost of every project.

Works on its own — connects to the rest of FlexApp when you want it to.

Who it is for

Contractors' quantity surveyors, project managers, commercial managers and finance teams.

The problem it solves

Contract values, variations, subcontractor claims and retention are tracked in separate spreadsheets, so nobody can say what a project will finally cost, how much retention is owed or due, or whether billing is keeping up with the work done.

What you get

01

One view of each contract

The original contract and every variation order roll up into the current contract value, budget and cost for each project.

02

Retention never slips

Retention held by the client and retention held from subcontractors are tracked, aged and released in one ledger.

03

Know the final cost early

Cost to complete, estimate at completion and over- or under-billing for every project and cost code.

04

Subcontracts under control

Cumulative claims are checked against the awarded value, and payment is held when a subcontractor's compliance lapses.

How teams use it

Quantity surveyor · building contractor

Progress claims from the schedule of values

Monthly payment applications were built by hand in spreadsheets. Now the QS updates the percentage complete on each line and CPM works out this period's amount, the retention and the amount receivable.

Commercial manager · fit-out contractor

Retention that is always accounted for

Retention held by clients and held from subcontractors was spread across files and often forgotten at release time. Now every amount sits in one retention ledger with its release date.

Project director · engineering contractor

Final cost known before it is too late

Cost overruns only showed up at the final account. Now each cost code shows what is spent, what is committed and the forecast cost to complete, so problems surface while there is still time to act.

Frequently asked questions

Do we need other FlexApp apps to use CPM?

No. CPM runs on its own, with its own material orders, cost journals, receipts and payments. Links to Procure-to-Pay, E-Bidding, Contract Management, Timesheet, Inventory and payment apps are optional and can be switched on for each company.

Does CPM handle retention the way Hong Kong contracts do?

Yes. CPM is designed for quantity-surveyor-led contracting, with retention held on progress claims and subcontractor claims, tracked by release date and released through its own approved documents.

Can subcontractors submit their claims online?

Yes. When the portal is switched on, invited subcontractor contacts see their own subcontracts and submit a cumulative claim with attachments. It arrives as a draft for the QS to certify.
